Teamwork Traditionally, only the agent with whom you’ve listed your home is able to show and market it. Your agent is in competition with all other agents, even agents in the same office. However, at Williamson Group Sotheby's International Realty, our agents work together, with one goal in mind: selling your Vermont home as quickly as possible for the best price possible. Therefore, when you list with us, you have a team of six fulltime agents as your marketing team.
Pricing One of the first steps in listing your home is to conduct what is called a comparative market analysis. This entails doing research to look at homes similar to yours that have sold recently, to look at the currently listed homes that might be your "competition," and to make adjustments for the financial impact of any differences. This process is used to determine the best asking price. Setting an appropriate listing price is a very important first step toward selling your property.
Showcasing and Marketing We will walk through your home with you to see if anything needs to be done to help get the highest and best price for it. Remember, every property only has one opportunity to make a good first impression.
Then we will implement the appropriate marketing plan and create marketing "pieces" to present and advertise your property effectively.
Negotiating and Going to Closing When you receive an offer, we will talk with you and review all aspect of the offer. Is it a "clean" offer? Are there contingencies with which you should be concerned? Once successful negotiations have been completed, we will continue to work with you through all details leading up to your closing.
It is important to have an experienced real estate professional on your team to ensure that everything goes smoothly and to make sure that there are not any surprises—surprises that could cost you time and money.
